Considered a remortgage?
One possibility is to remortgage. This means that you take out a new mortgage which as a minimum will cover repaying your current loan. The new mortgage can be with a different lender offering a lower rate, so your monthly repayments will be reduced. At the same time you take advantage of these savings and the equity in your home by increasing the amount borrowed. The additional money can then be used to pay for your home improvement project. There will be some costs involved in remortgaging such as redemption fees on your existing deal, arrangement and legal fees. Also the debt is secured on your home so be careful not to borrow more than you can afford to repay.
Considered going unsecured?
An unsecured personal loan can also be used for home improvements, perhaps for a smaller project. The interest rates are likely to be higher but this is worth considering if the costs of remortgaging are too high.
